The LPOA was incorporated as a nonprofit corporation in 1979. The subdivision is divided into five sections, each of which has a set of deed restrictions unique to that section, although there are similarities. The most significant difference among the sections is that residents of Section 2 are required to be members of the association. For residents of other sections, membership is voluntary. This difference is solely the result of the deed restrictions imposed by the developer, and changing those restrictions requires formal action by the landowners.
A 1995 effort promoted by the board to unify the deed restrictions failed to attain the necessary number of residents for the proposal to take effect. One result of the differences among the deed restrictions from section to section is that no single architectural control committee exists for the subdivision; rather, each section is required to elect a separate architectural control committee for that section. However, the deed restrictions also provide that any owner in the neighborhood is entitled to enforce the restrictions.

Architectural and use restrictions common in the subdivision include:
1. Residential use only; no trades or commercial activities permitted.
2. Houses not less than 1,600 square feet with side-entry or rear-entry garages.
3. 75% masonry construction.
4. No animals other than ordinary household pets.
5. Inoperable vehicles must be inside a garage or carport.
6. Recreational vehicles or boats must be garaged or behind a privacy fence.
7. No overnight parking of vehicles on the street.
8. No signs other than signs for sale or rent of the property or during construction.
9. No temporary or metal outbuildings.
10. No barbed wire or chain link fences.
11. Neat and orderly exterior appearance required.
Under the deed restrictions, residents of Section Two are required to be members of the LPOA. Membership for residents of the other four sections is voluntary.
